Acquisition:

  • Banyan Bay was raw land brokered by our LDI A&D team with the developer of the master-planned community Brunswick Forest.
  • Banyan Bay is a gated enclave within Brunswick Forest. LDI, along with Funston Land and Timber joined forces to bring Floridian inspired single family homes to the already thriving community.
  • This project was funded with a mix of private equity and institutional debt in the form of an acquisition loan.

Entitlement & Permitting:

  • Funston Land & Timber handled all entitlement and permitting.

Horizontal construction:

  • LDI Utilities deferred all civil contracting and off-site DOT work of bringing pad-ready lots to market to Funston Land and Timber, and this neighborhood was brought to life with two 14-lot phase initiatives.

Vertical Construction:

  • Our development team began construction of the oyster tabby wall and gated entrance at the start of the project.
  • As the exclusive builder in this enclave, Logan Homes, began construction of multiple model homes that brought the partnership’s vision to life.

Sales and Marketing:

  • Through successful branding and an experienced onsite Brunswick Forest sales team, with the support of Logan Homes, the neighborhood saw great result in sales.

Disposition of Asset:

  • All single family homes were purchased direct by consumer who now enjoy all the benefits to living in Banyan Bay within Brunswick Forest.
