Acquisition:

• Sloop Point Boat Storage was discovered by one of our trusted partners.
• A partnership was formed with a vision to bring a much needed dry stack boat storage and retail component to Hampstead, NC.
• This project was funded with a mix of private equity and institutional debt in the form of a specialty A&D loan with very favorable terms.

Entitlement & Permitting:

• LDI entitled, established companies, and performed diligence to secure all local approvals to position the horizontal team to move forward with the land’s highest and best use.

Horizontal construction:

• LDI Utilities performed all civil contracting and site prep for the incoming dry stack facility.

Vertical Construction:

• LDI hit the ground running with construction of a 3 story boat storage facility as well as the construction of the waterfront marketplace.

Sales and Marketing:

• The project has been extremely successful and required minimal marketing costs.

Disposition of Asset:

• Sloop Point Boast storage is a modern, hassle-free boat storage option for the area and has achieved 100% occupancy with a waiting list.
